Contracts Manager – Refurbishment Projects
Location: Yeadon, Leeds
Salary £45,000 - £50,000 DOE + excellent benefits
Our client specialises in high-quality refurbishment and fit out projects within the commercial and public sectors offering complete solutions from design through to installation.
This is a hands-on role, blending commercial leadership with practical QS duties. As Contracts Manager you will manage cost control, contracts, valuations, variations, and margin protection, while also providing early commercial input into tenders and bid submissions.
Responsibilities include:
- Lead the commercial contract management of refurbishment projects under JCT and company contracts
- Administer contracts to ensure compliance, entitlement protection, and proactive risk management
- Input into pre-construction, tenders, and bid submissions to ensure commercial viability
- Review tender allowances, risk, exclusions, margins, and alignment with delivery strategy
- Set up and manage project budgets, monitoring actuals vs forecasts
- Produce accurate commercial reporting, including cost, margin, and GP forecasts
- Prepare and manage valuations, applications for payment, and subcontractor assessments
- Control variations and change management, ensuring proper valuation and margin protection
- Support live projects with hands-on QS duties to deliver refurbishments within agreed commercial frameworks
Candidate Requirements
- Proven Contracts Manager or Quantity Surveyor experience
- Strong knowledge of JCT contracts
- Refurbishment project experience
- Solid understanding of cost control, valuations & variations
- Proven experience using construction management systems
- Tender and bid support experience
- Well organised and solutions driven
